It has been an exciting day! Today, over on YouTube, I shared the first video 🎬 of our newest mini-build. This Victoria's Farmhouse kit from @RealGoodToys is about to get a complete transformation (once the build is done!), and I am thrilled to be able to share every step. Our video focuses on how I prepped all the pieces in the kit and built the foundation. There are quite a few tasks to complete before I can add the stone exterior or that fabulous front door, but I am happy that a significant part is complete! Head on over to our channel to see more!

Creating a design plan that provides function and style for our clients is one of my favorite parts of LPI. This plan above, for our newest project #LPIAvocaProject , takes a small space (10' x 8') and utilizes every inch, and the best part is that all the furnishings are affordable (swipe to see for yourself!). The guest room is coming along slowly. The wallpaper has been installed (a herculean task!), curtains have been ordered, and small table lamps have been added. It looks empty, but I can imagine guests enjoying the wall of vintage frames, the soft and colorful rug, and sipping coffee in the (future) cozy chair in the corner. Of course, that may be in 2024, but it will get there eventually😆.
